BRHA just called at 3:30 PM today that tonight's ZBA Hearing on 3115 Fairfield Avenue has been POSTPONED until next month. 

 

Dear BRHA Members:

As you know the original hearing for this petition was canceled on Monday, March 31st. We realize this was an inconvenience for the community but unfortunately if was unavoidable as we needed additional time to meet with the developer of the property. 

PLEASE NOTE: The Planning & Zoning hearing for this petition has been rescheduled for Monday, April 28th at 6:45 p.m. This petition is number 5 on the schedule. 

We have since retained a lawyer and met with the developer this week to discuss his plans.  Unfortunately, it is our conclusion that the developer will continue with his original plan which includes a zone change on the 3115 Fairfield Avenue site formerly known as the DeParle property. We will oppose this zone change request on Monday night.  We oppose this request for the following reasons: Adherence to our zoning regulations as they are designed to control density and ensure appropriate development and avoid "spot" zoning.Access in and egress from Courtland Avenue will cause congestion problems. The City Engineer recommends the number of units be reduced.Public Safety Concerns - Fourteen accidents have been reported on the corner of Fairfield Avenue and Courtland Avenue (Jan 2005 and Oct 2008). Will fire vehicles have access to the property if an emergency occurs?Stacked parking and poor building access means residents and guests will add parking density on Fairfield Ave., Courtland Ave. and Clarkson Street.

ALERT: Additional condominium proposals are coming. We need to express our concerns regarding our neighborhood and its future quality of life. We must act now and use our community voice so that City and the Zoning authorities listen and reject this application.

Please try to make it to the hearing on Monday night. It is extremely important that city officials understand how important "appropriate" development is in Black Rock!
