DeParle Zoning Issue

DeParleFlyer.jpg

The developers of the property on Fairfield Ave., between Courtland and Clarkson Streets (old DeParle property), will be seeking a zone change at the end of Clarkson from residential to mixed use for an auto-oriented condo parking lot. The result is not mixed use and lacks good urban design principles. Three story blank walls will face the residential neighbors; it will increase parking on these busy streets and cause additional traffic and safety issues. Please go to the Black Rock On-line Community @ http://www.blackrockonline.org for more background information on this development proposal.
WE NEED YOUR HELP to make sure this Zone change is NOT approved by City Planning & Zoning. You can help ensure this by:
1. Emailing the following city, neighborhood & state officials and express your disapproval. Below is the suggested language you can use in your email or you may write one using your own words. Also included below are the email addresses of the officials who should receive the email. Just cut and paste the information in your own email and send it.
2. ATTEND the hearing at City Hall on Monday, March 31st at 6:30pm to show your disapproval! When we organize as a unified group the City and Planning & Zoning will listen. Make sure your voice is heard.
Thank you for your continue support.

Title: Opposition to Petition from  3115 Fairfield Avenue LLC
On Monday 31st March, the  Planning & Zoning Commission will hear a petition of 3115 Fairfield Avenue, LLC who are Seeking a Zone Change from R-B to OR-S ZONE & a Coastal Site Plan Review (3115-3135 Fairfield Avenue).
NOTE: On February 20th, the ZBA granted several waivers the developer requested for this site even though "no hardship" was proven. These approvals were made in spite of opposition by Black Rock residents and strong recommendations from the City's Master Plan Consultant that this project not be approved based on it's current plan.
We taxpayers and residents of Black Rock wish to oppose this request.
Our property values are at risk if this poorly conceived, dense twenty-six unit condo development proposed in the heart of Black Rock is approved.
The resulting congested streets will reduce the image and livability of our neighborhood. Future investment and interest in our neighborhood will be stifled as residents, who are economically able and aware, move away.
We want City Hall and the Zoning Boards to properly manage the land use regulations and will NOT tolerate give aways to developers which detract, rather than add value to our neighborhood.
Please submit this record to the file to be reviewed by Planning & Zoning.
