ZBA Hearing on Fairfield Avenue Condos TONIGHT
February 20, 2008 by admin commentTonight, (Wednesday, February 20th, at 6pm (1st on the AGENDA) at City Hall, Tom Brennan along with his attorney Raymond Rizzio will present revised plans for a new development project on Fairfield Avenue between Clarkson and Courtland Ave., (former Rich DeParle property). It is important to recognize that the developers were very willing to share their initial plans with us and that the community had an opportunity to participate in this process. However, upon further research and investigation and having consulted land use professionals and architects, in addition to reviewing the plans in detail, the BRHA board will be opposing this application for the following reasons:

Unfavorable parking spaces - the regulations call for 1.5 spaces per apartment, many of the proposed spaces are stackedHeight of buildings-the attic space could be converted into bedrooms at a later stage. Impact on abutting neighbors -the 45 feet height is out of context with the neighborhood (PLEASE NOTE, FROM WHAT WE UNDERSTAND, THE DEVELOPER MAY HAVE ADDRESSED THIS CONCERN WITH HIS REVISED PLAN)Unfavorable traffic patterns- we now have a copy of the city engineering report indicating increased traffic may be problematic and further study is recommended. Our position is that this increased traffic entering and exiting from Courtland Avenue will be problematic. In 2007 alone, approximately 14 accidents were sited at this intersection.Concerns on changing a residential zone to mixed use for a development that is not mixed use for a design that appears to have some flaws especially given the proposed density and architectural design
